This client was convinced that there was a mold problem in her home. Upon inspection we discovered that the insulation throughout the crawlspace was disrupted as the result of a previous rodent problem. There was construction debris including, moldy lumber, HVAC and plumbing parts, garbage left by the previous owners, and rat feces scattered throughout the crawlspace. Further, the polyethylene vapor barrier was missing in a majority of the crawlspace creating excessive RH throughout the building envelope. |

Our technicians started by removing the insulation, garbage, and other debris from the crawlspace. We then replaced the polyethylene vapor barrier, treated the floor joists and sub floor with an EPA compliant biocide, and replaced the insulation. Crawlspace Mold in New Construction – Insulation Removal SeattleThe most common place that mold colonization occurs during the course of construction is the crawlspace. Exposure to the elements during the course of construction causes saturation of the cellulose rich sub-floor and floor joist system. This condition naturally leads to mold growth. Often times, this condition is not discovered until the insulation contractor begins work in the crawlspace. Upon discovery one of two things will happen. The contractor will ignore the problem and give the insulation contractor the green light to proceed with installation or work will stop altogether creating costly construction delays involving remediation. Option one: Ignore the mold and cover it up with insulation. This solution is often adopted by builders who assume the wood will eventually dry thereby killing the mold. To some extent they are right. The wood substrates will eventually dry arresting further colonization. The problem is that even dormant mold spores can cause allergic reactions in susceptible individuals. Any breach in the HVAC, plumbing, or wire hole penetration into the building envelope can cause an aerosolize of these dormant mold spores. This can create a potentially hazardous indoor environment ultimately leading to costly litigation. Option two: Hire a professional remediation contractor to eradicate the problem.
